5. LOCATION
Rue de l’Aurore faces the Abbaye de la Cambre and sits one street from Avenue Louise — the address of choice for ambassadors’ residences. Louise flagships, the Bois de la Cambre and Michelin dining within a 10-minute walk. EU quarter 10 minutes, NATO ~20, Midi (Eurostar) 12 by car.

6. HOUSE RULES / OTHER THINGS TO NOTE (verbatim for listing)
• Minimum stay 92 nights. Extended-stay residence, not a holiday rental.
• A rental agreement (Belgian short-duration lease) must be signed before check-in — this is disclosed here as required by the platform. The lease includes a professional expert inventory at entry and exit, and a refundable security guarantee (Section 8).
• Maximum [6] registered occupants, named in the lease. Strictly residential use; no events, no client-facing business on site, no smoking; pets on request.
• Occupants must hold tenant liability insurance (RC locative) valid in Belgium — certificate before key handover. Corporate sponsors may provide a group policy.
• Utilities included to a fair-use cap of €[600]/month; excess re-billed on meter readings.

7. PRICING & FURNISHING TIERS (platform settings + lease)
• Tier 1 — Blank canvas (unfurnished): €[9,900]/month. For diplomatic families and missions shipping their own container.
• Tier 2 — Essential luxury (beds, dining, lounge, curated minimal): €[11,900]/month. Furniture under rental contract, replaced-as-new policy.
• Platform display: nightly anchor €[420] with monthly discount landing on the Tier-2 effective rate; extra occupant above [6]: €[25]/night; one-off professional cleaning €[450].
Rationale: Tier 1 targets the embassy segment (they furnish; you avoid 100% of furniture wear — the Overijse lesson); Tier 2 targets executive teams at serviced-apartment-beating cost. Platform fees ~15% — route repeat and referred tenants to direct lease.

8. SECURITY ARCHITECTURE — WHY THE DEPOSIT LIVES IN THE LEASE, NOT THE PLATFORM

Design principle: never depend on a platform resolution centre for damage recovery. All protection sits in Belgian-law instruments that a Juge de Paix actually enforces:
• 1. Refundable security guarantee of €[20,000] (≈ 2 months Tier-2), constituted before key handover as EITHER a blocked/escrow account in the tenant’s name (Belgian standard) OR a first-demand bank guarantee from the corporate sponsor. Never cash to the owner’s account (unenforceable optics), never the platform damage flow.
