The flat

Very well cut, 3 room apartment with 71sqm/767sqft living space (‚heated‘, available space approx. 74 sqm/800sqft). From the moment you first enter, the flat appears surprisingly spacious due to the combination of entrance and hallway. This is underlined by the high-quality, semi-dark waxed solid oak parquet flooring. All rooms, including a separate WC, are accessible from there, so there are no rooms with passageways.

Directly at the entrance, opposite the coat rack, is a bright study, children's room or home office equipped with a modern professional work place. To the right from the large hallway in the middle, you find the white-tiled kitchen with a very high-quality kitchenette fitted with all up-to-date quality appliances. Opposite across the hallway you enter the large, light-flooded living & dining room with a large window front towards the west and access to the balcony. Thanks to its location on the top of six floors, you can enjoy the evening sun here winter and summer until the very end, even after a long working day. Bistro style chairs and table are available for your sun downer drinks with colleagues, family or friends.

At the end of the hallway is the bathroom and, directly next to it, the bedroom facing to the very quiet, green inner patio. Right opposite to the square shaped bedroom, there is also a practical niche with a built-in wardrobe and integrated full size mirror in the hallway, so right between bed room and bath room. Thus a seamless, on-the-fly professional dress-up in the morning is ensured.

In general, the flat on the top floor is very bright and quiet, and can nevertheless be reached comfortably throughout from the ground level or underground car park using the lift. Or the stair case for an ‚integrated free-of-charge physical exercise‘. Thanks to the ensemble's opening to the southeast, the Alpine peak chain can be admired from the flat on a clear day.


Furniture and Equipment

All rooms are equipped with modern, white framed insulating triple-glass windows, as well as adjustable external sun blinds, such that not only darkening but also glare-free daylight can be ensured. All rooms are heated via a central gas heating system in (hidden)ment. Nevertheless the insulation and thus energy efficiency of the building is quite high (95.2 kWh/m2 - energy classification certificate available), so, apart of the bath room, you’ll might only need it on a view cold winter days.

The bathroom has six-foot high tiling, a washbasin and a full-size bath tub with a shower curtain and modern single-lever mixer taps. The floor is covered with foot-warm vinyl tiles in a structured slate design and solid oak skirting boards; there is also a wall cupboard, towel rails and a washing brand-new machine as well as an automatic air ventilation. A drying room is also available in (hidden)ment for the winter. The separate WC has a wall-mounted, rimless flush bowl for maximum of hygiene and a hand wash basin with mirror. Towels can be provided on request (inclusive).

The bedroom is dominated by a large double bed of 180x210cm (just short of king size: 71“x82“) with adjacent night shelves and LED reading spots including USB charging option. A large room-high wardrobe with sophisticated partitioning, shelves, drawers and automatic indirect lighting, offering space for most divers clothing demands, is hidden behind full room size dim white sliding doors. Pillows, covers and bed linen are provided.

The kitchen is equipped with modern wall cupboards and pull-outs, a high-gloss splash back, indirect LED lighting, as well as a high-quality induction hob, extractor fan and oven, all from Siemens, as well as a dishwasher. This is complemented by a free-standing Bosch fridge-freezer with zero-degree compartments ('Crisper-/Fresh-Box') in a stainless steel look. There also is a small folding table with two bar stools for the quick working day breakfast. All china, glasses, cutlery, pots & pans, as well as other kitchen utensils are available – of course including a coffee machine.

The combined living & dining room comprises a large glass-top round table situated next to the balkonny also equipped with bistro style table & chairs, enabling an easy switch between in- and out-door depending on weather.

The living section of the room offers a reading niche with a small table as well as a three seat sofa with a recammière and a coffee table. Next to that across the entire wall you can enjoy a brand new most up-to-date media wall including a large 55“ Thomson smartTV supporting androidTV etc. and a Denon digital sound system all brand new.

Finally the flats functionality is completed with a separate study equipped with a professional work desk, office chair, mobile pedestal and side boards. The room could optionally also be used as a nursery.


Location and get to & away

Excellent, central and yet very quiet location on the edge of the up-and-coming Werksviertel (see also (hidden) , (hidden) ) - not far from the main traffic hub Ostbahnhof and directly adjacent to Haidhausen. The Rohde & Schwarz factory site, the Technical Town Hall (with its round glass tower visible from afar) and the Telekom Towers are all within walking distance. Both the distinct nightlife in the former KunstparkOst and the Optimol area, as well as the extremely popular nightlife and strolling district of Haidhausen with its turn-of-the-century buildings and countless original shops, bars and restaurants are within walking distance and offer urban flair for every taste and every situation.

The Isar river, Praterinsel isle, Maximiliansanlage park, Muffathalle concert hall & beer garden, Müllersches Volksbad public art nouveau spa, Europe’s largest technology & science ‚Deutsches‘ Museum and the Gasteig culture palace with its city library and current philharmonic hall are also about 10 minutes away by bicyle or just one S-Bahn (metro) stop away. The new Munich Philharmonic Hall is being built a stone’s throw from the flat (approx. 800m or a good half mile).

From the Ostbahnhof, Munich's second biggest transport hub (all suburban trains, U4, U5, tram 19, many buses), which is about 9 minutes' walk away, you can get to not only to any quarter of Munich in a matter of a mere 20 min., but also to the entire surrounding agglomeration and suburbs without changing over trains. In the inner patio, residents have access to a large lawn with a playground and a barbecue area for common use.
