Beste Verkehrsanbindung. Gute Infrastruktur. Ringsherum viele verschiedene Shops, Apotheke, Cafés, verschiedenartige, oft gute Restaurants und eine kleine Eisdiele/Café direkt gegenüber (mit hausgemachtem Business-Lunch und hervorragendem Eis). REWE-Supermarkt auf Höhe Speicherstr. 44, d.h. 4-5 Gehminuten entfernt.

Du wohnst hier in einer gut ausgestatteten und vom Rest des Gebäudes unabhängigen, kleinen und gepflegten Wohnung mit Flair — und bei doch recht wenigen Quadratmetern. Wenigstens mit besonders hoher Raumdecke ;)

Kein Schreibtisch (auf Wunsch jedoch montierbar), aber flexibel einsetzbarer und attraktiver Beistelltisch (neu) und schicker Stuhl aus Rattan (neu, Handarbeit). Stilvolles Sideboard, auch für die Verstauung des Geschirrs vorgesehen.

Kleine Küchennische im Eingangsbereich der Wohnung, sehr hell – mit Waschtrockner (viele Programme, 1600 U/sec), Kühlschrank mit hochwertigem 3☆☆☆-Eisfach, so gut wie neues 3-in-1-Gerät (Heißluftofen, Grill, Mikrowelle), 2 neue Kochplatten (Induktion), Dunstabzugshaube sowie ein Minimum an Geschirr, Hausrat und "kitchenware".

Im Sinne einer möglichst optimalen Raumluft: separater Luftabzug direkt unterhalb der Decke im Nischen-/Eingangsbereich (wirksam bei gekipptem Fenster im Zimmer).

Kein Staubsauger vorhanden da nicht zwingend erforderlich. Leicht zu reinigende, glatte Fliesen im Bad und pflegeleichter, fußwarmer Vinylboden im Wohn- und Schlafzimmerbereich sowie im Bereich der Küchennische.

Gartennutzung nach Vereinbarung. Es handelt sich um meinen kleinen, privaten Garten. Momentan steht nur der Bereich am runden Steintisch im Innenhof zur Verfügung (siehe Bilder).

Z.B. lautes Musizieren in der Wohnung, sonntags ganztägig oder werktags ab ca. 20:30 Uhr wenn der direkt daneben liegende Friseursalon schließt, würde wohl niemand im Haus mitbekommen. Auch ein Haustier wäre nach vorheriger Absprache wahrscheinlich willkommen.

KOSTENÜBERSICHT

An den Vermieter zu zahlen – hier vollständig aufgeführt und mit Erläuterungen:

▪︎ Vereinbart wird die Zahlung einer Gesamtmiete (Grundmiete + Strom + Gas) als Monatspauschale. Die angegebenen Kosten für Energie entsprechen nicht den wirklichen Kosten, sondern bewirken die Reduzierung der Vermittlungskosten sowohl für die Mieter-, als auch Vermieterseite. Letztere werden auf der Grundlage der Basismiete berechnet.

▪︎ Einmalige Verwaltungspauschale in Höhe von 180€ bei einem Aufenthalt unter 6 Monate aufgrund eines gewissen Mehraufwands. Fälligkeit bei Einzug.

▪︎ Einmalig fallen EUR 90 als Endreinigungspauschale an. Fälligkeit bei Einzug. Bei einem Aufenthalt von weniger als drei Monaten fallen EUR 60 an.

▪︎ Das Wohnen oder Übernachten einer zweiten Person an mehr als 4 Tagen im Monat: Aufpreis 90€/Monat.

▪︎ In der Pauschalmiete ebenfalls enthalten: Kabel/Internet (evtl. und nach vorheriger Absprache: Besorgung eines Signalverstärkers auf Verlanlassung des Mieters und auf Kosten des Vermieters), GEZ (Gebühr bzgl. Rundfunk und TV) sowie Reinigungen in den Gemeinschaftsbereichen des Hauses, z.B. bzgl. Treppenhaus und Innenhof.

▪︎ Die Kosten für das Wasser sind weitestgehend inklusive. Aus technischen Gründen musste in der tabellarischen Auflistung der diversen Kosten 1€ angegeben werden, obwohl geschätzt 0€ richtig ist. Die im Bad befindliche, geeichte Wasseruhr wird mindestens bei Ein- und Auszug abgelesen und zählt nur das im Bad verbrauchte Wasser (Dusche + Waschbecken). Das in der Küchennische verbrauchte Wasser (für Spüle und Waschtrockner) wird im Keller separat gezählt, jedoch keinesfalls in Rechnung gestellt. Der Vermieter behält dadurch die Kontrolle über das Verbrauchsverhalten seiner Mieter.

Sofern im Bad der durchschnittliche monatliche Verbrauch 4 m3 nicht übersteigt (48m3/Jahr), bleibt es bei der Kosten-/Zuschlagsbefreiung. Jeder weitere angefangene viertel Kubikmeter wird spätestens bei Auszug zu den bei Einzug aktuellen Preisen des lokalen Energie- und Wasserversorgers MAINOVA zum Zeitpunkt der Feststellung rückwirkend fällig. Es würde dann zu einer Nachzahlung oder Verrechnung mit der Kaution kommen.

Ein paar hervorgehobene
KONDITIONEN / VEREINBARUNGEN:

Es gelten die hier und in der Anzeige beschriebenen und im Chat gegebenenfalls zusätzlich oder abweichend vereinbarten Individualvereinbarungen im Rahmen des in weiten Teilen der Liegenschaft Esslinger-11 angebotenen Sondervermietungsmodells. Dieses Modell lautet: "Komfortwohnen in Top-Lage, übergangsweise, möbliert und gut ausgestattet".

Der Mieter haftet für seine Gäste.
Dauerwohnen einer zweiten Person nur nach Vereinbarung.

Striktes Rauchverbot in Wohnung und Haus, selbst im Innenhof und an weit geöffneten Fenstern. Zuwiderhandeln, also Rauchen an diesen Orten, gilt als grober Vertragsbruch, zieht eine sofort fällige Vertragsstrafe i.H.v. 50% der monatlichen Pauschalmiete nach sich, ungeachtet etwaiger Schadensersatzansprüche (z.B. bei Einzugsverweigerung eines Mieters wegen Tabakgeruch), und dem Vermieter steht es dann frei, ungeachtet des Schadensumfangs eine fristlose Kündigung auszusprechen.

Ein Verrechnen der letzten Monatsmiete mit der Kaution wird vom Gesetzgeber als unzulässig erklärt. Es gilt als vereinbart, dass Zuwiderhandeln zu einer Vertragsstrafe i.H.v. 50% der monatlichen Pauschalmiete führt und entsprechender Geldbetrag dann mit der Kaution zu verrechnen wäre.

GUT ZU WISSEN...

...wenn auch nach deutschem Gesetz nicht selbstverständlich, nicht klar und deutlich geregelt – hier nun schon: Der Vermieter sorgt für die Rücküberweisung der Kaution im Zeitfenster 1-14 Tage nach Rückgabe der Mietsache, sofern keine streitigen Forderungen (z.B. Schadensersatzansprüche) im Raum stehen und ihm die benötigten Kontodaten rechtzeitig übermittelt werden.

Highspeed-Internet im Mietpreis enthalten. Grundsätzlich besteht jedoch kein Anspruch auf Mindestleistung, absolut störungsfreie Verfügbarkeit und dergleichen mehr.

WEITERE KOSTEN (nur optional)
& REGELUNG BZGL. REINIGUNGEN

Zusatzkosten bei 2 Personen, Endreinigungs- und ggf. Verwaltungs-/Mehraufwandspauschale wie oben in der Kostenübersicht beschrieben.

Optionale Kosten nach Vereinbarung: auf Wunsch z.B. für gelegentliche Grundreinigungen der Wohnung und/oder für Bettzeug, Bettwäsche, Hand-/Duschtücher, KITCHENWARE usw.

Kostenfrei (gegen Pfand i.H.v. 300€ und fotographisch dokumentiert) kann auf Wunsch Folgendes bereitgestellt werden (kitchenware): Wasserkocher, Toaster, french-press Kaffeezubereiter, Teezubereiter, Küchentücher und diverse Küchenutensilien, Pfanne(n), Töpfe, Geschirr, Besteck usw., auf Anfrage evtl. mehr noch, fast alles in neuem oder nahezu neuwertigem Zustand.

Auf Verlangen des Vermieters ist nach höchstens 7 Monaten (+/- 1 Monat) Mietlaufzeit eine ins Detail gehende Grundreinigung der gesamten Wohnung durch eine vom Vermieter als vertrauenswürdig und gründlich angesehene externe Putzkraft durchzuführen – ohne Aufpreis. Das Augenmerk gilt dann insbesondere dem Innenleben der Geräte und Maschinen, der Dunstabzugshaube, jeglichen Fettablagerungen im Kochnischenbereich, den Fenstern innen und außen, den Fensterrahmen, dem Rollladen, den Fugen im Bad (bzgl. Bodenfliesen im gesamten Bad und schimmelanfälliger Wandfliesen im Duschbereich).

Zuvor wäre ein kurzer Termin mit dem Vermieter zur Beurteilung des Zustands bzgl. Sauberkeit und evtl. Schimmelbefall zu ermöglichen bzw. auf Verlangen zeitnah zu vereinbaren. Sollte es zu einem Reinigungstermin kommen, müsste der Wohnungsschlüssel dem Vermieter oder der von ihm bevollmächtigten Person für mindestens 5 Stunden ausgehändigt werden.

REGELUNG DER MIETZEIT
& KÜNDIGUNGSMODALITÄTEN

Der Gesetzgeber sieht eine maximale Mietdauer von einem Jahr vor, erlaubt aber auch Verlängerungen (bis maximal 1 bis 12 Monate) unter bestimmten Voraussetzungen.

Mein Vorschlag – welcher sich schon oft für beide Vertragspartner als Easy-Going-Lösung bewährt hat – ist folgender: Es werden von vornherein feste Dreimonatsabschnitte vereinbart. Genauer: Mietzeit zunächst nur 3 Monate, stillschweigende Fortführung des Mietverhältnisses um jeweils weitere 3 Monate, bis ein volles Jahr erreicht ist. Also gute Planungssicherheit für beide Seiten.

Nach 12 Monaten endet das Mietverhältnis auch ohne explizite Kündigung, sofern nicht spätestens 9 Monate nach Vertragsbeginn eine schriftliche, begründete Anfrage auf Mietzeit-Verlängerung im E-Mail-Postfach des Vermieters eingeht. Die Mietsache wäre dann fristgerecht spätestens mit Ablauf des 12. Monats ab Vertragsbeginn zurückzugeben bzw. zu räumen.

Auch feste 2- oder 4-Monatsabschnitte können bei gleichbleibenden Kündigungsbedingungen gerne in Betracht gezogen werden.

Eine ordentliche Kündigung ist für beide Vertragspartner jederzeit möglich, hat jedoch spätestens in der ersten Woche des betreffenden Mietabschnitts zum Ende desselben in Textform zu erfolgen. Eine E-Mail genügt. Ausnahme bzgl. des ersten Mietabschnitts. Hier lautet die Kündigungsfrist: spätestens im ersten MONAT usw. (der Rest bleibt unverändert.)

Eine fristlose Kündigung ist unter bestimmten, strengen Voraussetzungen, die vom Gesetzgeber vorgegeben werden, grundsätzlich für beide Vertragspartner jederzeit möglich.

Welcome to an owner-managed property with Persian restaurant and African hairdressing salon! Well-maintained old building, built in 1897 and family-owned since the early 1950s.

You live here in one of the numerous rental properties I conscientiously manage within one and the same property, in the immediate vicinity of the river, so to speak in the second row to the banks of the Main and a maximum of 5 minutes' walk from the main railway station - see photos of the surrounding area.

Esslinger-11, a corner building in a quiet, very small street (it ends at house numbers 11 and 12). It is located in what has become one of Frankfurt's most popular city centre locations. Best transport connections. Good infrastructure. Surrounded by many different shops, pharmacy, cafés, various, often good restaurants and a small ice cream parlour/café directly opposite (with home-made business lunches and excellent ice cream). REWE supermarket at Speicherstr. 44, i.e. a 4-5 minute walk away.

To the flat:

You live here in a well-equipped, small and well-kept flat with flair that is independent of the rest of the building - and with quite few square metres. At least with a particularly high ceiling ;)

One picture shows the view from the open window. As I said: small café and ice cream parlour opposite - with daily business lunch (home-made / very good cuisine).

Particularly large, bright daylight shower room in relation to the living space.

Living room and bedroom in one. With large/high window, privacy screen and roller shutters. Very good insulation, both thermally and acoustically.

Good, sturdy 140x200 bed with good mattress, contemporary slatted frame and additional memory gel topper (new) for optimised sleeping comfort. Bedside cabinet with drawer.

Modern, practical wardrobe with several drawers. Rocking chair. Additional floor lamp with bright LED light, dimmable. No desk (but can be fitted on request), but flexible and attractive side table (new) and chic rattan chair (new, handmade). Stylish sideboard, also intended for storing crockery.

Small kitchenette in the entrance area of the flat, very bright - with washer-dryer (many programmes, 1600 rpm), refrigerator with high-quality 3☆☆☆☆ ice compartment, virtually new 3-in-1 appliance (convection oven, grill, microwave), 2 new hotplates (induction), extractor bonnet and a minimum of crockery, household items and kitchenware.

To optimise the air in the room: separate air extractor directly below the ceiling in the alcove/entrance area (effective when the window in the room is tilted).

No hoover available as not absolutely necessary. Easy-to-clean, smooth tiles in the bathroom and easy-care, foot-warm vinyl flooring in the living room and bedroom area as well as in the kitchenette area.

Garden use by arrangement. This is my small, private garden. At the moment only the area around the round stone table in the courtyard is available (see pictures).

For example, no-one in the house would probably notice loud music being played in the flat all day on Sundays or from around 8.30 pm on weekdays when the hairdressing salon next door closes. A pet would probably also be welcome by prior arrangement.

OVERVIEW OF COSTS

To be paid to the landlord - listed here in full and with explanations:

▪︎ Payment of a total rent (basic rent + electricity + gas) is agreed as a monthly flat rate. The stated costs for energy do not correspond to the actual costs, but reduce the agency costs for both the tenant and the landlord. The latter are calculated on the basis of the basic rent.

▪︎ One-off administration fee of €180 for a stay of less than 6 months due to a certain amount of additional work. Due on moving in.

▪︎ One-off final cleaning fee of EUR 90. Due on moving in. For a stay of less than three months, EUR 60 will be charged.

The water used in the kitchenette (for the sink and washer-dryer) is counted separately in the cellar, but is never billed. The landlord thus retains control over the consumption behaviour of his tenants.

If the average monthly consumption in the bathroom does not exceed 4 m3 (48m3/year), the exemption from costs/surcharges applies. Each additional quarter of a cubic metre or part thereof will be due retroactively at the latest when the tenant moves out at the prices of the local energy and water supplier MAINOVA applicable at the time of moving in. There would then be an additional payment or offsetting against the deposit.

A few highlighted
CONDITIONS / AGREEMENTS:

The individual agreements described here and in the advertisement and any additional or deviating agreements made in the chat apply within the framework of the special rental model offered in large parts of the Esslinger-11 property. This model is: "Comfortable living in a top location, temporary, furnished and well equipped".

Tenants are liable for their guests.
Permanent residence of a second person by arrangement only.

Strict smoking ban in the flat and house, even in the courtyard and at wide open windows. Non-compliance, i.e. smoking in these places, is considered a gross breach of contract and will result in an immediate contractual penalty of 50% of the monthly flat-rate rent, regardless of any claims for damages (e.g. if a tenant refuses to move in due to the smell of tobacco), and the landlord is then free to terminate the contract without notice, regardless of the extent of the damage.

Offsetting the last month's rent against the deposit is not permitted by law. It is deemed to be agreed that non-compliance leads to a contractual penalty of 50% of the monthly flat-rate rent and the corresponding amount of money would then be offset against the deposit.

GOOD TO KNOW...

...even if not self-evident under German law, not clearly and unambiguously regulated - here it is: The landlord ensures that the deposit is transferred back within 1-14 days after the return of the rental property, provided that there are no disputed claims (e.g. claims for damages) and the necessary account details are provided to him in good time.

High-speed Internet included in the rental price. In principle, however, there is no entitlement to minimum performance, absolutely fault-free availability and the like.

FURTHER COSTS (optional only)
& REGULATION REGARDING CLEANING

Additional costs for 2 persons, final cleaning and possibly administration/additional costs as described above in the cost overview.

Optional costs by arrangement: on request, e.g. for occasional basic cleaning of the flat and/or for bed linen, bed linen, hand/shower towels, KITCHENWARE etc.

The following can be provided free of charge (against a deposit of €300 and documented photographically) on request (kitchenware): Kettle, toaster, french-press coffee maker, tea maker, kitchen towels and various kitchen utensils, pan(s), pots, crockery, cutlery etc., possibly more on request, almost everything in new or almost new condition.

At the landlord's request, after a maximum rental period of 7 months (+/- 1 month), a thorough cleaning of the entire flat is to be carried out by an external cleaner deemed trustworthy and thorough by the landlord - at no extra charge. Particular attention will then be paid to the interior of the appliances and machines, the extractor bonnet, any grease deposits in the kitchenette area, the windows inside and outside, the window frames, the roller shutters, the joints in the bathroom (with regard to floor tiles in the entire bathroom and wall tiles in the shower area that are susceptible to mould).

Prior to this, a short appointment with the landlord to assess the condition with regard to cleanliness and possible mould infestation should be made possible or, if requested, arranged promptly. If a cleaning appointment is made, the landlord or a person authorised by the landlord must be given the keys to the flat for at least 5 hours.

REGULATION OF THE RENTAL PERIOD
& CANCELLATION MODALITIES

The law stipulates a maximum rental period of one year, but also allows extensions (up to a maximum of 1 to 12 months) under certain conditions.

My suggestion - which has often proved to be an easy-going solution for both parties - is as follows: Fixed three-month periods are agreed from the outset. To be more precise: initially only 3 months, tacit continuation of the tenancy for a further 3 months at a time until a full year has been reached. In other words, good planning security for both sides.

The tenancy ends after 12 months even without explicit cancellation, unless a written, justified request for an extension of the rental period is received in the landlord's email inbox no later than 9 months after the start of the contract. The rented property would then have to be returned or vacated in due time at the latest at the end of the 12th month from the start of the contract.

Fixed 2- or 4-month periods can also be considered if the cancellation conditions remain the same.

Ordinary cancellation is possible for both contracting parties at any time, but must be made in text form at the latest in the first week of the relevant rental period to the end of the same. An e-mail is sufficient. Exception regarding the first rental period. Here the cancellation period is: at the latest in the first MONTH etc. (the rest remains unchanged).
