2 - THE STUNNING APARTMENT:
Situated in a building that was fully refurbished in 2025, the apartment has been renovated with new windows, stylish furniture, and modern fittings. The living area features a Relax Zone with comfortable seating for hours of reading, a Coffee Zone for your breaks in between, and a Dream Zone with a spacious bed, high-quality materials, and contemporary design.

The spa-style bathroom includes an exclusive shower panel with a rain shower and spa functions, generous space, and a high-end designer washbasin with a glass countertop, elegant fittings, and a heated towel rail.

The kitchen is fully equipped with a modern fridge-freezer, a large electric stove, oven, and a practical microwave, refined tableware, and uncommon yet practical extras such as a private washing machine and an independent, efficient heating and energy system.

3 - THE CONDITIONS / CONTRACT WITH LUNEXUM SL - SIMPLE, CONCISE AND REALIABLE:
This Workation Paradise in Barceloneta is designed exclusively for guests staying in Barcelona for professional or academic purposes in accordance with Article 3.2 of the LAU (Law 29/1994 on Urban Leases). Bookings are therefore accepted solely for these purposes and are confirmed once the rental contract (“Contrato de arrendamiento de temporada por motivos profesionales o académicos”) is concluded within 7 days of booking, together with a brief note or declaration demonstrating the temporary professional or academic use. The apartment provides a calm, well-equipped environment to focus on work or study during the stay, and guests are asked to confirm that their main personal, professional, or academic ties remain outside Spain. The following are examples only of how this can be demonstrated:

Self-employed professionals: A brief explanation of your professional activity abroad and the temporary reason for your stay, which can be supported, if available, by a registration certificate, proof of professional activity in your home country, or a short written statement of your work situation.

Employees of international companies: A short confirmation from yourself or your employer indicating that you are temporarily working remotely in Barcelona, for example through an internal email or a brief note confirming your assignment.

Students: A copy of your enrollment confirmation or a short note describing your study program and its duration, such as a course registration or academic calendar.

The apartment includes access to technological infrastructure and workspace-related equipment, provided solely to support work or study during the temporary stay. These resources are ancillary to the purpose of the stay and not intended for permanent residential use. All confirmations and notes serve only to demonstrate the temporary and justified nature of the stay, in accordance with the rental agreement. The process is kept practical and straightforward, allowing guests to focus on their professional or academic activities.

4 - RENTAL PERIOD: 5–25 WEEKS
The minimum stay for this apartment is 5 weeks (i.e. at least 35 days). As the rental is subject to a clearly defined temporary purpose for academic or professional (workation) use, the maximum duration is limited to 25 weeks (175 days).

5 - COSTS / TERMS - FULL TRANSPARENCY & FAIR PRICES

The total daily price for the full functioning usage of the aparment is approx. EUR 37 per day. This price consists of
5.1) Aparment rent of EUR 23.50
5.2) Utility fee cap of approx. EUR 6.24
5.3) Workation infrastructure charge of approx. EUR 4.65
5.4) Platform fees of approx. EUR 2.52

5.5) NOT INCLUDED: Security deposit of EUR 705,-

Hence, the monthly price of approx. EUR 773 consists of the apartment rent of EUR 705,- and the applicable platform fees.

5.1) RENT: The rent for the fully refurbished and renovated apartment with new windows, stylish furniture, and modern fittings is EUR 705 a month which equals EUR 23.50 a day.

5.2) UTILITY FEE CAP: In addition, all utility costs are included with a monthly cap of EUR 187.20, covering consumption for electricity, water & wastewater, gas, and the high-speed internet required for professional use as follows:

Electricity: up to 200 kWh
Water & wastewater: up to 10 m3
Gas: up to 200 kWh
Internet: up to 1 Gbit, unlimited

5.3) WORKATION INFRASTRUCTURE: As this listing and the apartment are expressly NOT intended for tourist use, but are rented exclusively for professional or academic purposes, the apartment is specifically equipped with a dedicated workstation and advanced technological infrastructure (workation infrastructure). This includes a high-end wide-screen 4K display for razor-sharp text, images, and videos with high pixel density, true HDR for maximum color range and image quality, a high refresh rate for optimal dual-monitor work as well as 16:9 streaming, integrated high-quality speakers, and a professional conference webcam with high resolution, autofocus and exposure control, and high-grade microphone quality with noise reduction and directional recording.

The functional desk is electrically height-adjustable to allow standing work, offers an ergonomic workspace for optimal positioning, and features an integrated cable management system. Maximum ergonomic comfort is ensured by a high-quality, elegant office chair with an anatomically shaped seat to support an upright pelvic posture, adjustable seat depth to relieve pressure behind the knees and improve blood circulation, and an anatomically contoured backrest to support the spine and pelvic crest.

Perfect connectivity is provided by a docking station and ultra-high-speed internet with bandwidths of up to 1 gigabit via a direct fiber-optic connection, enabling stable work without any streaming limitations. This infrastructure is part of the apartment, is available only for the duration of the contract, is charged on a daily basis at EUR 4.65, and will be paid separately (payable upon move-out).

5.4) PLATFORM FEES: The platform charges a fee of 8% plus VAT based on the rent of EUR 705 a month.

5.5) SECURITY DEPOSIT: A statutory minimum security deposit equivalent to one month’s rent is required. This deposit is payable in addition to the stated price directly to the landlord, is registered with the Generalitat de Catalunya (INCASÒL) together with the rental contract, and will be refunded to the tenant after the end of the contract, once any amounts for incurred obligations or liabilities have been deducted.
