A furnished room is available for rent in a well-maintained house (built in 2000, modernized in 2022) with 2 people currently living there. The room features a bed, a wardrobe, a small table, a mini-fridge, and direct access to a southwest-facing balcony.
The use of the shared areas in the house is included (the fitness/sports basement, living areas, and bathrooms). Additionally, there are 2 small to medium-sized, very friendly dogs living in the house (though one of them is quite shy at first).

Location & Surroundings
The house is located in a very quiet, well-maintained, and peaceful neighborhood of Eching, a town close to Munich.

Public Transport: The S-Bahn station Eching (Munich transit network) is about an 8-minute walk away providing quick and easy access to Munich. There is also a direct bus connection to TUM Garching (Technical University of Munich).

Shopping: All daily shopping facilities, supermarkets, and local amenities are within a 10-minute walking distance in the town center.

Recreation & Nature: For outdoor activities and relaxation, several recreation areas—including the popular Hollerner See and Echinger See lakes are part of the town. For sports multiple local sports clubs aswell as fitness studios are nearby.
